Most NOTL homeowners delay because the process seems complicated — zoning, heritage review on top of standard permitting, contractors who disappear after the deposit. But every month you wait is rental income or living space you're not getting.
Most homeowners don't know what permits are required, what drawings are needed, or how to submit through the Town's CloudPermit system.
Egress, fire separation, setbacks, and — in NOTL specifically — heritage designation review can all affect what's allowed on your property.
Work done without permits creates liability at resale and can force expensive corrections when buyers or inspectors find it.
Every month of delay is rental income you're not collecting, or space your family still doesn't have.
In the urban area of Niagara-on-the-Lake, a residential parcel that's fully serviced by municipal water and sanitary connections permits up to two Additional Dwelling Units as-of-right on top of the main home — no separate planning application required, provided zoning criteria are met. We confirm this at your assessment, then handle zoning verification, permit drawings, Town submission through CloudPermit, and every inspection.
Every project — basement or addition — is fixed price, fully permitted, and delivered on the timeline agreed at scope sign-off.
The Town of Niagara-on-the-Lake permits up to two Additional Dwelling Units as-of-right on urban residential parcels — single-detached, semi-detached, duplex, or townhouse — that are fully serviced by municipal water and sanitary connections, under Zoning By-law 4316-09. One parking space is required per ADU, and lot coverage with an ADU can reach up to 45%. Building Services is reached at 905-468-3266 ext. 332 or building.division@notl.com — but you won't need to call them. We do.
Because much of NOTL's housing stock includes heritage-designated and heritage-listed properties, we check heritage status early: a designated property requires Heritage Permit approval before a Building Permit can be issued. All Building Permit applications go through the Town's CloudPermit online system, which lets you track status and request inspections directly.
Every project — basement legalization or home addition — follows the same structured process. No surprises. No confusion.
We inspect your property, confirm NOTL zoning and heritage status, and give you a realistic cost range and timeline. No commitment required.
We lock the full scope in writing, prepare permit drawings, and submit through CloudPermit. Fixed price agreed before any work begins.
We complete all construction, manage every inspection, and deliver a finished, Town-certified space — on time and on budget.
Real basement conversions, start to finish, from across the Niagara Region.
