Most Mississauga homeowners delay because the process seems complicated — permits, zoning, contractors who disappear after the deposit. But every month you wait is rental income or living space you're not getting.
Most homeowners don't know what permits are required, what drawings are needed, or how to submit through the City of Mississauga's ePlans portal.
Egress, fire separation, ceiling height, parking — Mississauga's Zoning By-law 0225-2007 sets different additional residential unit rules for detached, semi-detached and townhouse lots.
Work done without permits creates liability at resale and can force expensive corrections when buyers or inspectors find it.
Every month of delay is rental income you're not collecting, or space your family still doesn't have.
If you own a detached, semi-detached or townhome in Mississauga, the City's Additional Residential Unit rules let you build up to two additional units on your property — attached units like a basement apartment or garage conversion, or a detached garden suite in the backyard. Right now, the City refunds your building permit fee in full once your ARU is constructed and all inspections are complete, and second and third ARUs are exempt from most municipal charges under the Gentle Density Incentive Program. We work directly through the City's ePlans portal to confirm what your property qualifies for, prepare permit drawings, and manage every inspection.
Every project — basement or addition — is fixed price, fully permitted, and delivered on the timeline agreed at scope sign-off.
Mississauga's Planning and Building department is based at Civic Centre, 300 City Centre Drive, and can be reached through 311 (905-615-4311 outside City limits) — but you won't need to call them. We do.
All building permit applications go through the City's ePlans portal, and additional residential unit projects can qualify for a full building permit fee rebate once construction and all inspections are complete.
Every project — basement legalization or home addition — follows the same structured process. No surprises. No confusion.
We inspect your property, review Mississauga zoning and ARU eligibility under Zoning By-law 0225-2007, and give you a realistic cost range and timeline. No commitment required.
We lock the full scope in writing, prepare permit drawings, and submit through ePlans. Fixed price agreed before any work begins.
We complete all construction, manage every inspection, and deliver a finished, city-certified space — on time and on budget.
